How a listings site differs from an online store

In e-commerce there are hundreds of copies of the same product; the customer picks a size and a colour, adds it to the basket and pays. On a listings site every record is unique: that flat, that car, that machine. So a listings site talks about attributes, not variants — how many square metres, how many rooms, how many kilometres, which transmission. For the same reason the purchase rarely ends in one click; the visitor calls, asks, makes an offer. Good listing infrastructure accepts both differences from the start: it keeps attributes as first-class data, and supports "get in touch" alongside "buy now".

Why attributes are the foundation of filters

The first thing a visitor does on a listings site is not search — it is narrow down: over 100 m², 3 bedrooms, in Kadıköy, 2015 or newer, under 100,000 km. That is only possible when attributes are held as structured data. "120 m², 3+1" written into a description may mean something to a search engine, but it means nothing to a filter panel.
